Airbnb management across Madrid

The heart of Madrid draws visitors from around the world year-round, thanks to its central location, cultural offering and proximity to the city’s main attractions. It is one of the highest-demand areas for short stays in Madrid, where strong pricing, multi-platform visibility and fast guest communication are essential to stand out.

Malasaña combines history, creativity and a lively cultural scene that draws guests looking for a more local Madrid experience. Popular with digital nomads, younger travellers and weekend city breaks, it is a neighbourhood where listing presentation, photography and guest strategy make a real difference to performance.

Malasaña falls within the Plan RESIDE restriction zone. No new tourist apartment licences are being issued here. GuestReady can only manage Malasaña properties that already hold a valid licence. Typical ADR: €120–€160. Typical occupancy: 55–65%.

Barrio de las Letras draws cultural travellers, couples and city-break guests looking for a historic setting with a strong food and nightlife offering. Its proximity to the Prado, the Thyssen and the Reina Sofía makes it one of Madrid’s most appealing areas for short-stay rentals.

Salamanca is Madrid’s most premium neighbourhood for professionally managed short-lets. It attracts business travellers, families and international visitors looking for a high-quality residential setting with easy access to the centre. Its wide avenues, architecture and restaurant scene make it one of the city’s most rewarding areas for well-managed properties.

Chueca is one of Madrid’s most vibrant and distinctive neighbourhoods, with strong demand throughout the year. It attracts a diverse range of guests who value its proximity to restaurants, independent shops and cultural life. Well-presented properties here benefit from consistent demand and high guest satisfaction.

Chamberí offers a balance between central convenience and a quieter, more residential atmosphere, popular with business travellers, professionals on extended stays and families who prefer to stay away from the busiest tourist areas. With steady year-round demand, it is well suited to weekly and monthly rental strategies.

  • Madrid’s short-let demand shifts neighbourhood by neighbourhood. Moncloa, Retiro, Malasaña, and Carabanchel all attract different guests, different booking windows, and different nightly rates.

OUR LOCAL TEAM HANDLES MADRID’S COMPLEXITY:

Frequently asked questions

The Basics

A full-service Airbnb management company handles everything from listing creation and professional photography to guest communication, check-ins, housekeeping, maintenance support, and multi-platform distribution. GuestReady’s Valencian team manages all of this on your behalf, so you can earn from your property without the day-to-day workload.

Your property can appear across all major booking channels, including Airbnb, Booking.com, Vrbo, Google Vacation Rentals, Blueground, and Book with GuestReady, our own direct booking platform. All channels sync calendars, rates, and reservations in real time, eliminating double bookings and missed messages.

Yes, across the whole city, including Moncloa, Retiro, Carabanchel, Malasaña and Centro (licensed properties only). GuestReady also operates across Barcelona and other Spanish cities. Share your property address and we will confirm coverage.

Payment and pricing

GuestReady charges a commission of 20% on rental income. Our results depend directly on yours, so we have every incentive to maximise your property’s performance. New properties are subject to a one-time onboarding fee, which covers professional photography, listing creation across multiple languages, and distribution setup across all major platforms.

Yes. Madrid averages 80% occupancy, a €130 average daily rate and approximately €18,000 in annual revenue per active listing. Peak demand falls in May and October, with major events including FITUR, Madrid Open and Pride driving nightly rates 30% to 60% above baseline. Well-positioned properties consistently outperform long-let alternatives.

Peak months are May and October. FITUR in January, Madrid Open in May, Pride in late June and the city’s autumn cultural calendar all create significant demand spikes. GuestReady adjusts pricing 2 to 3 months ahead of each event, capturing higher rates while maintaining strong occupancy across the shoulder periods.

Regulations and strategy

Yes. All short-term rental properties in Madrid must hold a valid Vivienda de Uso Turístico (VUT) licence from the Comunidad de Madrid and, since July 2025, must also be registered on Spain’s national STR registry via the Ventanilla Única Digital. Operating without these risks platform removal and significant fines.

Plan RESIDE is Madrid’s zoning framework for tourist accommodation. It blocks new tourist apartment licences across the city’s central postal codes, including most of the Centro district. Properties in these areas can only be managed if they already hold a valid licence. GuestReady confirms your property’s status before listing. Contact our Madrid team to check your property’s eligibility.

Short-term rentals in central Madrid are legal only for properties that already hold a valid tourist apartment licence issued before Plan RESIDE restrictions came into force. No new licences are being issued in the central postal codes. If your property holds a valid licence, GuestReady can manage it.
