Short-let rules in Lyon — handled
UNESCO-listed and tourist-heavy, Vieux Lyon is the city’s most iconic short-let market. Leisure demand stays strong from spring through early autumn and spikes sharply in early December around the Fête des Lumières, when nightly rates rise significantly.
Lyon’s main business district, built around the Part-Dieu TGV station and home to one of France’s largest city-centre shopping centres. It has the strongest corporate demand profile in the city, with business travellers, trade-fair visitors and relocating professionals generating consistent short- and mid-term letting demand.
Lyon’s modern, corporate-facing waterfront district at the junction of the Rhône and Saône. Growing demand from business visitors and tech professionals makes this one of the city’s fastest-developing short-let markets.
Lyon’s central peninsula offers the best transport links and among the highest ADRs in the city. A mixed guest profile spanning leisure, corporate, and cultural visitors ensures strong year-round demand.
A creative and tech cluster with high year-round occupancy driven by a mix of leisure travellers and remote workers. The neighbourhood’s independent character and village feel attract guests seeking an authentic Lyon experience.
An upscale residential and dining district with strong leisure and weekend demand. A mix of short-stay and mid-term letting opportunities, popular with guests seeking a quieter, more residential Lyon experience.
Lyon’s short-let demand shifts neighbourhood by neighbourhood. Vieux Lyon, Presqu’île, Part-Dieu, and Croix-Rousse all attract different guests, different booking windows, and different rates.

The Basics
A full-service Airbnb management company handles everything from listing creation and professional photography to guest communication, check-ins, housekeeping, maintenance support, and multi-platform distribution. GuestReady’s Lyon team manages all of this on your behalf, so you can earn from your property in Lyon without the day-to-day workload.
Your property will be listed on Airbnb, Booking.com, Vrbo, Expedia, TripAdvisor, and Book with GuestReady, our own direct booking platform. Marriott Bonvoy is available for eligible properties. Platform selection depends on your property’s location, licensing status, and performance profile.
Yes. Across Lyon and its inner districts: Presqu’île, Vieux Lyon, La Croix-Rousse, Part-Dieu, Confluence, Guillotière and beyond. Share your property address and we will confirm coverage and the demand profile for your area.
Yes. Your property remains yours. You can take it back for personal use at any time — just let us know in advance and we will block the relevant dates in the calendar. You remain in full control. GuestReady manages the rest.
Payment and pricing
GuestReady’s commission starts at 20% on rental income. Our results depend directly on yours. New properties are subject to a one-time onboarding fee covering professional photography, multilingual listing creation and full platform distribution setup.
Yes. Across the Lyon market, short-term rentals average around 63% occupancy and an average daily rate of roughly €100, according to AirDNA. Listings managed by GuestReady perform well above that, averaging 80.1% occupancy and a €150 ADR for standard listings. Properties in Vieux Lyon, Presqu’île, and Part-Dieu often outperform the city average, particularly during the Fête des Lumières and the summer tourist season. With the right pricing strategy and distribution, professionally managed properties in Lyon consistently generate more than a traditional long-term tenancy. Get a property-specific estimate from our Lyon team.
Lyon has two distinct revenue peaks. The Fête des Lumières in early December regularly allows hosts to double nightly rates at full occupancy. The Nuits de Fourvière festival from June through July drives 30 to 50% higher booking rates. Major trade fairs at Eurexpo create strong mid-week corporate demand year-round. September and October are consistently the strongest months overall. GuestReady adjusts pricing 2 to 3 months ahead of each event to capture maximum revenue.
Most properties are live within a week of onboarding. GuestReady handles professional photography, listing creation, and platform distribution setup. Once your property is active, the Lyon team takes over the day-to-day : guest communication, check-ins, housekeeping, and maintenance, so you don’t have to.
Regulations and strategy
Lyon activated a 90-day cap on 1 January 2026 under the Loi Le Meur. Primary residences are capped at 90 rental nights per calendar year, with fines up to €15,000 for exceeding the limit. Secondary residences require change-of-use authorisation before short-letting, with fines up to €100,000 for non-compliance. Lyon is classified as a zone tendue, meaning stricter rules apply and the mayor can set neighbourhood-level quotas on furnished tourist rentals. GuestReady tracks your annual night count and helps you adapt your rental strategy to stay within the legal framework.
Yes. Every furnished tourist rental in Lyon requires a registration number from the local town hall, displayed on all listings. Since 20 May 2026, registration on the national Declaloc portal is mandatory across all of France. Non-compliant listings face removal by platforms. GuestReady handles both registrations as part of onboarding.
Yes. Our Lyon team has direct experience navigating the local regulatory framework, including the 90-day cap for primary residences, the changement d’usage process for secondary residences, and taxe de séjour collection and remittance. We can help you understand whether your property is eligible to operate as a short-let in Lyon and what the registration process involves.
For primary residences: short-let during Lyon’s peak periods within the 90-day cap, then a mobility lease of 1 to 10 months for the remaining calendar. Mobility leases are exempt from the 90-day cap, fully compliant with French law, and particularly well-suited to Lyon’s large student and corporate relocator population. For secondary residences: mobility leases and corporate lets avoid the change-of-use authorisation requirement entirely. GuestReady builds the right strategy around your property type and goals.
G-rated properties are banned from short-term rental in France since 2025. F-rated properties face the same restriction from 2028. An energy performance certificate (DPE) is required for furnished tourist rentals subject to change of use. GuestReady flags any DPE issues during onboarding.
