To rent out a property as a tourist rental in Granada, you need to register it as a vivienda de uso turístico (VUT) with the Registro de Turismo de Andalucía. Before you register, you’ll need:
- A valid occupancy licence (licencia de ocupación) or an equivalent document confirming the property is fit to live in
- Your community of owners’ approval, if the flat is in a shared building. Since April 2025 this requires a three-fifths majority vote, unless the rental was already operating.
- Confirmation that your area can accept new tourist rentals. Granada caps them at 10% of homes per zone, and saturated zones such as the Albaicín, Centro-Sagrario, Realejo–San Matías and Fígares don’t accept new registrations.
- An energy performance certificate
The property must also meet Andalusia’s tourist rental standards: heating and cooling, direct ventilation to the outside, a first-aid kit, official complaint forms (hojas de reclamaciones) and tourist information for guests. Once you’re registered, your VUT number must appear on every listing, and each guest must be registered through SES.HOSPEDAJES. GuestReady checks all of this with you before your property goes live.
