Partnering up with GuestReady

Raphael leads GuestReady’s French operation: 60+ local experts managing 2,000+ properties across 20+ cities. He and his team specialise in managing French short-term rentals for owners who live elsewhere, handling registration, the Declaloc declaration and day-to-day operations so overseas owners stay compliant and hands-off.

Airbnb management that outperforms the market

France is one of the world’s leading short-term rental destinations, with demand driven by Paris, the French Riviera, the Alps, major events, business travel and year-round tourism. But earning strong rental income in France requires more than good reviews.

GuestReady builds a rental strategy around local demand, seasonality, guest profiles and market regulations. We optimise your pricing, list your property across the most relevant platforms, and manage positioning, guest experience and operations to maximise your revenue.

Frequently asked questions

The basics

We provide full-service short-term rental management across 20+ French cities: listing creation, professional photography, dynamic pricing, multi-platform distribution, guest vetting and 24/7 communication, cleaning and turnovers, maintenance, and full regulatory compliance. A local team handles your property on the ground while you stay hands-off.

Yes. Many of the owners we work with live abroad. Our local teams handle everything on site, we communicate with you in English, and we manage registration, declarations and tourist-tax obligations, so you do not need to be in France to stay compliant.

We list across all major platforms, including Airbnb, Booking.com, Expedia and Vrbo, and manage every booking from one place to keep your calendar accurate.

In most French markets, yes, though returns vary by city, property type and season. Cities such as Paris, Lyon, Bordeaux and the Côte d’Azur continue to see strong short-let demand. We build a local pricing strategy to maximise your occupancy and revenue within the current rules.

Payment and pricing

GuestReady starts at 20% of rental revenue for full-service management. Commission-based pricing means you pay nothing when your property is empty.

We optimise your pricing daily around local demand, events and seasonality, list you across multiple platforms, and present your property professionally. Owners typically earn more than with a single-platform or long-let approach.

We collect and remit taxe de séjour (tourist tax) and keep your listings and declarations in order. For income tax on your rental earnings we recommend working with a French accountant; we provide the records and reporting you need and can point you in the right direction.

Safety and regulations

Yes, short-term renting is legal across France, but it is regulated, and the rules differ by city. Primary-residence caps, registration requirements and the national Declaloc declaration all apply. We manage compliance for you.

Paris limits short-letting of a primary residence to 90 nights per year (reduced from 200 in January 2025). Rules for second homes and dedicated rental properties differ. We confirm what applies to your specific property.

In most cities, yes. Many require a registration number displayed on your listing, and national declaration through Declaloc applies to furnished tourist rentals. We complete registration and declaration for you.

Declaloc is France’s national portal for declaring furnished tourist accommodation. From May 2026 this declaration became mandatory. We handle it on your behalf and keep it current.
