Holiday rentals in Lanzarote: market and regulations

To operate a holiday rental in Lanzarote, the property must be registered as a Vivienda Vacacional (VV) through a declaration submitted to the Cabildo de Lanzarote. Since December 2025, Law 6/2025 on the Sustainable Regulation of the Tourist Use of Housing generally requires the property to be at least 10 years old and municipal planning to expressly allow tourist use.

For properties under the horizontal property regime, approval from the community of owners is also required. New declarations are generally valid for five years and can be renewed if the requirements continue to be met.

Yes, It’s a legal requirement. Any property let as a holiday rental in Lanzarote must be registered as a Vivienda Vacacional (VV) with the Registro General Turístico de Canarias, which involves filing a responsible declaration with the Cabildo de Lanzarote first. Every listing must display its registration number, and hosts are required to report guest details through SES.HOSPEDAJES. If the property sits within a building under the horizontal property regime, the owners’ community must also give its express approval, as set out in Spain’s Horizontal Property Law.

Yes. Law 6/2025 on the Sustainable Regulation of the Tourist Use of Housing took effect on 13 December 2025, and generally requires properties to be at least 10 years old, with tourist use expressly permitted under the local municipal plan. Properties licensed before the law took effect fall under a transitional regime: those that don’t qualify for (or choose) the consolidation route can keep operating for five years, with a possible one-off extension in specific cases. Newly filed declarations are typically valid for five years and renewable as long as requirements are still met. GuestReady only takes on properties that already hold a valid licence, or are actively working towards one.

That comes down to the property itself,  its location and licensing status in particular. Holiday rental tends to work best in high-demand resort areas like Puerto del Carmen, Costa Teguise, or Playa Blanca, while a seasonal rental approach can make more sense in Arrecife or in northern areas facing tighter regulation or a different type of guest demand.
