Airbnb management across Seville

Seville’s historic heart and highest tourist density, with premium nightly rates and the strictest compliance expectations. Ideal for owners of characterful central apartments.

Museo, Plaza Nueva, and the wider city centre are ideal for premium apartments, with strong access to shopping, monuments, transport links, and Seville’s main visitor routes.

Alfalfa and Encarnación combine historic-centre charm with restaurants, nightlife, Las Setas, and a more local city-centre feel, attracting guests who want to stay close to everything.

Home to Seville’s technology park, Cartuja brings corporate and mid-term rental demand alongside leisure stays, and is the district of the Estadio de La Cartuja, a confirmed 2030 World Cup venue.

El Arenal is one of Seville’s strongest central areas for short stays, close to the Cathedral, the river, La Maestranza bullring, and the city’s main historic attractions.

The city’s arts-and-nightlife district, popular with a younger demographic and strong for mid-range listings with year-round demand.

Across the river, Triana blends cultural prestige with growing investor interest, attracting guests who want an authentic Seville base close to the centre.

Nervión works well for owners targeting urban and professional demand, with Santa Justa station, business travel, the football stadium, and strong potential for mid-term stays.

  • Seville’s short-let demand changes by neighbourhood. Santa Cruz, Alameda, Triana and Nervión each attract different guests, booking windows and nightly rates.

Payment and pricing

GuestReady charges 20% commission on rental income. New properties are subject to a one-time onboarding fee covering professional photography, multilingual listing creation and full platform distribution setup. The onboarding fee is deducted from your first month’s rental income.

Seville averages €34,546 in annual revenue per active listing, an average daily rate of €148.54 and 69% occupancy, with revenue growing 11.4% year on year, according to AirDNA. With 6,992 active listings and a market score of 95 out of 100, Seville ranks as one of the strongest short-let markets in Andalusia for demand and revenue growth. Top-performing properties in Santa Cruz and El Arenal consistently outperform these averages during Semana Santa and Feria de Abril. Use our free income calculator for a property-specific estimate.

Seville has two exceptional demand peaks. Semana Santa (Holy Week, March or April) and Feria de Abril (April Fair) are among the highest-demand periods of any European city, with nightly rates reaching 4 to 6x the annual baseline. Autumn brings strong conference and cultural demand. Summer sees sustained international tourism despite the heat. GuestReady adjusts pricing 2 to 3 months ahead of each event to capture maximum revenue while maintaining occupancy in shoulder periods.

Regulations and strategy

Yes. All short-term rentals in Seville operate under Andalusia’s VUT (Vivienda de Uso Turístico) framework under Decreto 28/2016, updated by Decreto 31/2024, and your VUT registration number must appear on every listing. Operating without it risks platform removal and fines under Andalusian tourism law.

Seville has a cap on licences, meaning new VUT registrations are subject to municipal review and density controls. This makes existing licensed properties more valuable and professionally managed compliance more important. GuestReady confirms your property’s eligibility and zoning compatibility before starting any licensing process.

From April 3, 2025, property owners in multi-unit buildings must obtain a 3/5 majority vote from the community of owners before operating a short-term rental. Without this approval, a tourist licence cannot be granted, even if short-term rentals are not explicitly prohibited in the community statutes. GuestReady checks HOA status during onboarding and advises on the community approval process.

In Andalusia, the VUT licence has a carácter real, meaning it is linked to the specific property rather than to the person who applied for it. This means a valid licence transfers to the buyer on sale, making licensed Seville properties a more attractive investment. However, since April 2025, Andalusia requires the new owner to apply for a formal change of ownership rather than automatically inheriting the licence. GuestReady advises on this process for incoming owners.

SES.HOSPEDAJES is the Spanish Ministry of Home Affairs guest-reporting platform. Guest data for every guest over 16 years old must be submitted within 24 hours of check-in. This is a national legal obligation independent of Airbnb’s own check-in processes. GuestReady handles all SES.HOSPEDAJES reporting as standard.
