Paris Airbnb market and short-let regulations

Paris is one of the most regulated short-let markets in Europe. Under the Loi Le Meur, primary residences are capped at 90 rental nights per year, down from 120, with fines up to €15,000 for exceeding the limit. Every listing needs a Mairie de Paris registration number. From May 2026, all furnished tourist rentals must also register on the Declaloc portal. Secondary residences require change-of-use authorisation before short-letting, with fines up to €100,000 for non-compliance.
