  • Operating a short-let in Granada means navigating Andalusia’s vivienda de uso turístico framework, completing the required registration through the Registro de Turismo de Andalucía and choosing a rental model that fits the property’s location and licensing status. Where tourist rental registration is not suitable, alternatives such as alquiler temporal (mid-term rental) may offer a more practical route.

    • Guidance on alternatives such as alquiler temporal where short-term registration is not the right fit

Frequently asked questions

The basics

A full-service Airbnb management company handles everything from listing creation and professional photography to guest communication, check-ins, housekeeping, maintenance support and multi-platform distribution. GuestReady’s Granada team manages all of this on your behalf, so you can earn from your property without the day-to-day workload.

Your property can appear across all major booking channels, including Airbnb, Booking.com, Vrbo, Google Vacation Rentals and Book with GuestReady, our own direct booking platform. All channels sync calendars, rates and reservations in real time, eliminating double bookings and missed messages.

Yes. GuestReady manages short-let properties across Granada, including the Albaicín, Realejo, Sacromonte and the city centre. Share your property address and we will confirm coverage.

Yes, absolutely. Your property remains yours. You can take it back for personal use at any time, just let us know in advance and we will block the relevant dates in the calendar. You remain in full control. GuestReady manages the rest.

Payment and pricing

GuestReady charges a commission from 20% on rental income, depending on the property profile and location. Our results depend directly on yours, so we have every incentive to maximise the return on investment in your Spanish property.

Yes. Granada remains a strong short-let market in Andalusia, driven by cultural tourism around the Alhambra and the historic old quarters. Profitability depends on neighbourhood, property type and how well the listing is managed, but well-positioned properties consistently outperform long-let alternatives.

Regulations and strategy

Yes. Operating a short-let property in Andalusia requires registration as a vivienda de uso turístico (VUT) with the Registro de Turismo de Andalucía, via declaración responsable confirming the property meets habitability, safety and community-consent requirements. The registration number must appear on all platform listings. GuestReady only works with properties that hold a valid registration or are in the process of obtaining one.

It depends on your property, its location and its current licensing status. Short-term rental tends to generate higher returns in high-demand areas close to the Alhambra and the historic centre, while alquiler temporal can be a strong alternative for properties better suited to longer stays or in areas with more regulatory constraints. GuestReady can help you assess both options.

To rent out a property as a tourist rental in Granada, you need to register it as a vivienda de uso turístico (VUT) with the Registro de Turismo de Andalucía. Before you register, you’ll need:

  • A valid occupancy licence (licencia de ocupación) or an equivalent document confirming the property is fit to live in
  • Your community of owners’ approval, if the flat is in a shared building. Since April 2025 this requires a three-fifths majority vote, unless the rental was already operating.
  • Confirmation that your area can accept new tourist rentals. Granada caps them at 10% of homes per zone, and saturated zones such as the Albaicín, Centro-Sagrario, Realejo–San Matías and Fígares don’t accept new registrations.
  • An energy performance certificate

The property must also meet Andalusia’s tourist rental standards: heating and cooling, direct ventilation to the outside, a first-aid kit, official complaint forms (hojas de reclamaciones) and tourist information for guests. Once you’re registered, your VUT number must appear on every listing, and each guest must be registered through SES.HOSPEDAJES. GuestReady checks all of this with you before your property goes live.
