Holiday rentals in Fuerteventura: market and regulations

Before a property can operate as a holiday rental in Fuerteventura, it must be registered as a Vivienda Vacacional (VV) in the Registro General Turístico de Canarias, following a declaration submitted to the Cabildo de Fuerteventura. Law 6/2025 on the Sustainable Regulation of the Tourist Use of Housing, introduced tighter entry conditions: as a general rule, the property must be at least 10 years old and municipal planning must expressly allow tourist use. Where the property is subject to the horizontal property regime, express approval from the community of owners is also required under Spain’s Horizontal Property Law. New declarations in Fuerteventura are generally valid for 5 years and may be renewed while the applicable requirements continue to be met.

Holiday rental performance in Fuerteventura

Fuerteventura does not operate as a single holiday rental market. Corralejo and El Cotillo combine beach and water-sports demand, Caleta de Fuste benefits from its proximity to the airport, the south is driven by established leisure destinations, and Puerto del Rosario has a more urban profile. These differences make municipality-level pricing and seasonality especially important. According to ISTAC, Fuerteventura accounted for 14% of the available holiday rental properties in the Canary Islands in June 2026.

Fuerteventura short-let benchmarks from our host network

Strong performance in Fuerteventura depends on matching pricing to the demand patterns of each area. We adapt pricing to seasonality, location, and booking patterns so each property can compete for the right bookings at the best possible rate.

Pricing and returns

GuestReady charges commission from 20% of rental revenue. Our results depend directly on yours, so we have every incentive to maximise your property’s performance. New properties are subject to a one-off onboarding fee covering professional photography, listing creation in multiple languages and distribution setup across all major platforms.

Fuerteventura maintains strong demand for beach tourism, water sports and nature, as well as a significant international visitor base. Across the municipalities analysed by AirDNA, average annual occupancy is approximately 59% to 69%. Profitability depends on location, property type and listing management, but well-positioned, licensed properties can achieve competitive returns.

Regulations and strategy

Yes. To operate a holiday rental in Fuerteventura, the property must be registered as a Vivienda Vacacional (VV) in the Registro General Turístico de Canarias through a responsible declaration submitted to the Cabildo de Fuerteventura. The registration number must appear on all listings, and property owners are required to submit guest data through SES.HOSPEDAJES. For properties subject to the horizontal property regime, express approval from the community of owners is also required under Spain’s Horizontal Property Law.

Yes. Since 13 December 2025, Law 6/2025 on the Sustainable Regulation of the Tourist Use of Housing has, as a general rule, required the property to be at least 10 years old and municipal planning to expressly permit tourist use. Properties already authorised before the law came into force are subject to a specific transitional regime: those that cannot or do not opt for the consolidation regime may continue operating for five years, with the possibility of a one-off extension in certain circumstances. For new responsible declarations, the validity period is generally five years and can be renewed if the applicable requirements continue to be met. GuestReady works exclusively with properties that already hold a valid licence or are in the process of obtaining one.

It depends on the property, its location and its licensing status. Holiday rental tends to have greater potential in high-demand tourist areas such as Corralejo, Caleta de Fuste, Costa Calma or Morro Jable, while seasonal rental can be an attractive alternative in Puerto del Rosario or areas with a more residential profile. We help you assess both options.
